Its a Mixed Market for Bend Home Sales

August is usually a month where home buyers with young children close their purchases and get settled before school starts. It is also a month in which sellers who didn't sell their properties during the peak summer selling season consider their next options. Now that the market is slowing down, homeowners who haven't sold at the price they were hoping for are increasingly pulling their homes off the market. According to the latest data from Realtor.com, the number of homeowners taking their homes off the market is up 38% since the start of this year and 48% since the same time last June. For every 100 new listings in June, about 21 homes were taken off the market.

And if you've made that same choice, you're probably frustrated things didn't go the way you wanted. It's hard when you feel like the market isn't working with you. But while slowdowns can be painful in the moment, history tells us they don't last forever.

Is Bend Moving Into a Balanced Market?

The May data has been published and for those who are familiar with Bend Oregon real estate trends, the increase in the numbers of active listings is significant. May traditionally has been a month with a surge in new listings with sellers getting ready for the peak summer selling season. However, in May 2025 there was a huge 42% increase in active inventory year over year. With these numbers, Bend is now trending close to a balanced market with months of supply approaching 5 months.

When May 2025 is compared with May 2024, the following changes can be noted for Bend single family home sales on less than an acre:

  • Median sales price up 2.6% to $774,250*
  • Original median listing price up 4.7% to $874,000

This week we revisited Roam and we can both say they've made some Major improvements to their menu items and the quality is outstanding! Their new head chef and two time Food Network chef, Bryant Kryck, seems to truly be making an impact in this up and coming foodie location.

There were so many great menu items to choose from but we decided to start with their Ahi Tuna Ceviche. The fish was fresh, the lime juice gave a nice acidity, the pico de gallo and cucumbers brought a crisp freshness, the tostadas added the crunch and richness, while the capers and fresno peppers truly brought something special to this dish that you won't want to miss.
