Bend's housing market in 2026 is neither the highly competitive seller's market experienced during the pandemic years nor a traditional buyer's market. Instead, buyers have become more selective while sellers face greater competition from other available properties. That distinction is important.
A home can be in a market with relatively limited inventory and still take time to sell if buyers believe it is overpriced or if competing properties offer better value. Conversely, homes that are well priced, properly prepared and positioned effectively can still attract strong buyer interest.
This increasingly creates a two-speed market: desirable homes positioned correctly for current conditions can sell relatively quickly, while other properties accumulate market time and require price reductions or concessions. For buyers and sellers, understanding the Bend market therefore requires looking beyond median price alone.
Bend home prices can fluctuate substantially from one month to another because the mix of properties sold changes constantly. A greater number of luxury transactions in one month, for example, can push the median sales price higher without indicating that every Bend home increased in value. For that reason, we look at several measurements together.
In July 2026, Bend's median sales price was $780,000, up 4.8% from July 2025, while the average sold price per square foot reached $394, up 3.7%. Those figures suggest continued resilience in Bend home values, but they should be considered alongside inventory, closed sales, market time and seller concessions.
For an individual homeowner, neighborhood, condition, views, lot characteristics, remodeling, age, location and competing inventory may have considerably more influence on value than Bend's overall median sales price.
Housing inventory is one of the most important indicators of the balance between buyers and sellers.
Bend had 573 active single-family listings at the end of July 2026, representing approximately 3.0 months of available inventory based on the methodology used in our monthly reports. That level remains well below what historically would be considered a strongly buyer-favored market. However, the overall inventory number does not tell the entire story.

A buyer searching for a particular type of home may encounter substantially more — or substantially less — competition than the overall Bend inventory number suggests.
In July 2026, the average period from listing to closing was 65 days, an increase of 6.6% from the prior year. Market time has become increasingly important because today's buyers generally have more opportunity to compare properties and evaluate value than they did during the exceptionally competitive market of several years ago.
Homes that enter the market at an unrealistic price can lose valuable early exposure. Once a property accumulates substantial market time, buyers may begin wondering why it has not sold. This is one reason pricing strategy matters considerably in the current Bend market.

Yes — and this is one of the most important developments in the current market. In July 2026, 48.9% of Bend closed sales included a seller concession, up 41.4% from the prior year. The average concession was $9,890. Seller concessions can take many forms, including contributions toward buyer closing costs, interest-rate buydowns and other negotiated transaction expenses.
Nearly half of closed transactions involving concessions does not mean Bend has suddenly become a buyer's market. It does indicate that negotiation has returned as an important component of the transaction. The final sales price alone therefore does not always reveal the complete economics of a sale.
There isn't one answer that accurately describes every segment of Bend real estate. With approximately three months of overall housing supply in July 2026, Bend remains below levels traditionally associated with a broad buyer's market. At the same time, longer marketing periods and increased seller concessions demonstrate that buyers have considerably more negotiating leverage than they did during the strongest seller-market years.
A more accurate description is a balanced but highly property-specific market. Some homes and neighborhoods remain competitive. Others provide buyers with meaningful choices and negotiating opportunities. That makes local market knowledge particularly important.
Today's Bend seller needs to compete for the buyer rather than simply place a home on the market and wait. Pricing remains the most important consideration. Buyers can see competing listings, price reductions and market history easily, making it difficult to overcome an unrealistic initial asking price.
Presentation also matters. Professional photography, property preparation, accurate descriptions, digital exposure and effective positioning help establish how buyers perceive a home's value relative to its competition.
Sellers should also be prepared for negotiation. Concessions have become much more common, and the strongest offer is not necessarily determined solely by the purchase price.
Buyers generally have more opportunity to evaluate their options than they had during the most competitive years of Bend's housing market, but attractive properties can still generate significant interest. The broader market statistics should therefore be used as context rather than as a negotiating formula.
A home that has been listed for an extended period may offer opportunities that a newly listed, competitively priced property does not. Likewise, conditions can differ substantially between price ranges and neighborhoods.
Buyers should consider not only asking price but also recent comparable sales, market time, property condition, competing inventory and potential seller concessions when evaluating a property.
Bend is more than a conventional employment-driven housing market. Central Oregon attracts buyers for its outdoor lifestyle, climate, recreation, retirement opportunities and access to skiing, hiking, mountain biking, golf and the Deschutes River. Bend also attracts second-home and luxury buyers whose purchasing decisions may be less directly tied to local wages or mortgage rates.
At the same time, geographic and land-use constraints affect where and how Bend can grow. These characteristics can create meaningful differences between Bend and national housing trends. National headlines can provide useful context, but they do not necessarily describe what is occurring in a particular Bend neighborhood or price range.
