It is Taking Longer to Sell Bend Homes

Summer is traditionally the peak selling season for Central Oregon homes. For home buyers looking to buy a Bend home before school starts, July is usually the month when many purchases happen, with August the month for closing these sales and new owners moving into their new homes. While July 2025 has followed these trends to a certain extent, the change in the market with high mortgage interest rates limiting buying power, it has become a price driven market with sellers recognizing that if they really need to sell, the asking price has to match today's market and not that of previous years. July 2025 also saw a market in which some sellers pulled their listings rather than wait for a buyer, becoming discouraged with lack of a sale and hoping the market changes next year. For others, knowing there is no way to guarantee a better seller's market in the future, lowering their asking price to accommodate buyers and being willing to negotiate repairs has made a difference on selling their home.

When Bend single family home sales on less than an acre in July 2025 are compared with sales from July 2024, the following changes can be noted:

  • Median sales price unchanged at $750,000*
  • Original median listing price up 5.5% to $789,900
  • New listings down 4.7% to 221
  • Homes for sale up 21.3% to 673
  • Pending sales up 1.8% to 166
  • Sold homes up 18.8% to 177
  • Days on market up 1.7% to 61
  • Months of inventory up 2.1% to 3.8
  • Price per square foot down 5.1% to $376
  • Percentage of original list price received down 1.2% to 96%
  • Dollar volume of sold homes up 14.6% to $160,241,747
  • Percentage of cash sales up 1% to 33.9%
  • Unsold listings removed from MLS up 103% to 67 (withdrawn, canceled or expired)

Bend Real Estate Inventory Back to Pre-Covid Levels

While still not reaching NAR's definition of a balanced market, Bend single family inventory levels are back to pre-covid levels. However, the median sales price for a Bend home remains $300,000 more in July 2025 than it was in January 2020. For Bend home sellers who have owned their home longer than five years, the amount of equity in that home based on the median sales price can be very large. While perhaps not realizing the top sales price they could have received in the last few years, these home sellers are still recognizing a tremendous increase in value should they close in today's market.
