Its All About Price for Bend Home Sellers

In a transitioning real estate market where home buyers all of a sudden have many choices, it comes down to asking price in whether or not home sellers have showings, much less offers. For Bend home sellers who experienced multiple offers with less than a month of supply (sometimes less than two weeks) pushing home prices upwards during the Covid Pandemic, this change to the Bend real estate market can be challenging; adjusting to a more balanced market can lead to frustration and disappointment, but for sellers who are willing to revise their asking price based on current market conditions rather than what the reality was five years ago, success in offers and closed sales can result. For home buyers, the multiple options available can provide extended opportunities for finding a home that fits their needs and budget.

When Bend single family home sales on less than an acre in June 2025 is compared with sales in June 2024, the following changes can be noted:

  • Median sales price down 10.4% to $694,500*
  • Original median listing price up 0.8% to $831,500
  • New listings up 7% to 246
  • Homes for sale up 29.7% to 672
  • Pending sales up 33.3% to 184
  • Sold homes up 12.6% to 170
  • Days on market up 34.5% to 74
  • Months of inventory up 15.2% to 4.0
  • Price per square foot down 10.1% to $380
  • Percentage of original list price received down 2.1% to 96.4%
  • Dollar volume of sold homes down 4.2% to $142,406,918
  • Percentage of cash sales down .3% to 27.1%

Summer is the Top Selling Season for Bend Real Estate

It is taking significantly longer to sell a home with days on market up to 74 on average. However, July and August tend to be Bend's strongest selling months when home buyers who need to get settled before fall are actively looking, making offers and closing on their new homes. Despite mortgage interest rates remaining in the high 6 percent range, there are buyers actively looking. When there are equal homes those buyers are considering, it usually comes down to price on which property receives their offer.
