Bend Home Buyers Need A Great Real Estate Agent to Work With

Ask any Bend real estate agent right now how the market is, and the answer will be "crazy." In this time of the Covid-19 pandemic, home buyers are flocking to Central Oregon and buying Bend homes faster than they can be listed.  This is resulting in a severe shortage of available homes for sale and in turn, a huge increase in the number of multiple offers on these properties.

Often referred to as a "bidding war," multiple offers can drive the price of a home up beyond the listing price and often the winner is the buyer willing to offer more money with better terms than the other buyers. Having an experienced real estate agent to work with is essential to help a buyer win the home.

Bend Real Estate Prices Still Going Up

The June 2018 data is out and the upward trends for Bend OR real estate sales continue. When June 2018 is compared with June 2017, the following can be noted with Bend single family home sales on less than an acre:

  • The number of homes for sale are up 1.5% to 607
  • The number of homes sold is up 2.4% to 259
  • The number of homes pended is up 10.8% to 256
  • The months of inventory based on closed sales is down to 2.3
  • The days on market is down 1.1% to 89
  • The sold/original listing price difference is up 1% to 99%
  • The average price per square foot sold is up 6.9% to $249
  • The average active price is up .05% to $659,000
  • The average sold price is up 8% to $522,000*

For this last figure, we commented last month how the average sold price for a Bend home was just shy of $500,000.  We have now topped that figure significantly at $522,000.Â...

Anyone who lives in Bend cannot help but be aware that new construction is occurring all over the city. It is hard to find a Bend neighborhood that does not have a new home going up, if not there, then just a few blocks away.

With all the new homes being built, what are the Bend real estate trends that we see? According to TrendVision, data through July, 2016 reflect strong sales in Bend new construction. When comparisons are made to July, 2015, the sales of new homes in Bend are up 26% with the average price per square foot up 28.9% during the same time from $190 per square foot in July 2015 to $245 per square foot in July 2016. The days on market remain unchanged over the same period.

Reflecting a strong sellers' market, the price of new homes in Bend is rising at a greater rate than resale homes.  The average price now in Bend for a new home is $487,000; the same time last year the price was $372,000, an increase of 30.9%. And the inventory remains very tight,...
