Pronghorn Resort Offers New Lodging Options

Huntington Lodge, Pronghorn's long anticipated newest overnight lodging option, is opening soon. We were fortunate to experience the 104 room lodge prior to its grand opening in an invitation only soft opening as they work out the bugs.

The windy road to Pronghorn off Powell Butte Hwy ends at the Pronghorn gate house were we were greeted by the gate house attendant who asked where we were going. Obviously he notified Huntington Lodge as the two check in attendants  greeted by name as we walked in the door.  The main entry at the lodge is spacious with check in immediately to the right and concierge services to the left (the concierge was not staffed but we are sure they will be active during peak

Bend Commercial Real Estate Impacted by Lack of Inventory

Historically, our local commercial real estate market trends above the national averages. Our Central Oregon area commands very aggressive CAP rates due to supply and demand; when you put a magnifying glass to our market, we have very little Industrial property For Sale/For Lease and it would appear that the Urban Growth Boundary expansion recently passed will not solve this immediate problem. Redmond OR Real Estate Sales Continue Upward Trends

Redmond Oregon Single Family Home Sales

Redmond single family home sales on less than an acre are still showing growth. Unlike Bend where the September data showed a decline compared with a year ago, Redmond Oregon home sales figures for September are up. The following compares Redmond single family home sales from September 2018 with September 2017:

  • Numbers of homes for sale up 2.7% to 224
  • Numbers of homes sold up 4.9% to 86
  • Numbers of homes pended up 2.4% to 84
  • Average price per square foot on sold homes up 8% to $190
  • Average number of days on market down 9.3% to 98
  • Months of inventory based on closed sales unchanged at 2.7
  • Average active price up 4.9% to $403,000
  • Average sold price up 6.5% to $344,000*

Redmond OR Home Prices Continue to RiseRedmond Oregon

Redmond has historically been a more affordable option for people moving to Central Oregon. Home and land prices in this vibrant town have remained lower than those in Bend, and with the commute between the two communities less than 20 minutes, Redmond has often been a first choice for many relocating to our area.

However, the growth in Central Oregon has pushed single family residential home prices in Redmond higher since coming out of the recession in 2012. In fact, over the past five years, home prices in Redmond have doubled with the average sold price now over $300,000.

Sparks Lake Central OregonSparks Lake is a Central Oregon Treasure

After a summer  of forest fires which blanketed the sky and impacted Central Oregon with weeks of choking smoke, this last week we have been blessed with rain, early snow and, at last, smoke free skies.

Today we traveled a short distance from Bend up Cascade Lakes Highway to Sparks Lake, one of the most beautiful of the High Cascade Lakes and favored of renowned photographer Ray Atkeson.  The day was stunningly beautiful and the photo opportunities endless. This is one of many reasons why we love Bend, Oregon!

Mirrow Pond Bend Oregon SmokeyBend's Air Quality Hazardous

The Sunday issue of The Bulletin, Bend's local newspaper, contained an article on the 2017 Oregon fire season. According to the article, we are on track to at least equal the amount of acres burned in 2015 when over 600,000 acres of Oregon land caught fire. Through last Tuesday, August 29, 58 fires have burned close to 460,000 acres throughout the state.

In Central Oregon, the impact of the fires has resulted in almost daily hazy sky and sometimes dangerous air quality. This morning, checking the USA Air Pollution Quality Index, Bend's index was almost 400 which is considered extremely hazardous.

Bend Oregon Classic Car ShowFlashback Cruz 2017

This weekend is the annual Central Oregon Classic Chevy Club car show. Known as "Flashback Cruz 2017," the show will be held August 11, 12 and 13th in downtown Bend's Drake Park.

This show is a great event for any classic car enthusiast and will feature cars built before 1979. The show will offer live music, a street dance and a "cruz" to Mt. Bachelor on Sunday. Many awards will be given to participants.

The Central Oregon Classic Chevy Club has been a fixture in Central Oregon for 32 years and is a family club that enjoys the preservation of all classic vehicles. The club members assist each other in locating cars and parts. This free event is a must see for any classic car lover.

Tumalo Mountain Hike - Mt. BachelorAfter the 2016/2017 winter we  experienced in Central Oregon, we have anxiously been waiting to have access to the higher elevations of the Cascades. The record-breaking winter snowfall has kept the higher trails, lakes, and passes closed much longer than normal. However, today we were able to hike one of the first trails into the Central Oregon Cascades and made it up Tumalo Mountain.

Located just northeast of Mt. Bachelor, the Tumalo Mountain trail is a moderate up and back trek of 4 miles round trip with 1420 feet of elevation change during the hike. As you gain altitude, views of Mt. Bachelor and its ski runs and lifts become visible. Today it is obvious that it will take more time and warm weather before the hike up Mt. Bachelor will be able to

Central Oregon is known for its largest city - Bend -  and we focus a lot of our efforts in watching real estate trends for Bend. However, the nearby communities to Bend are also important to our clients and we often represent both buyers and sellers in Redmond, Oregon which has also grown considerably over the past 10 years. Although typically a more affordable option than Bend, Redmond single family residential real estate trends have followed Bend over the past two years with lack of inventory and escalating prices. The following data is from Central Oregon MLS through January, 2017:
