Bend Single Family Home Prices Still Rising

The figures from August, 2018 Bend real estate sales are published and the price of a Bend single family home continues to go up. While the trend upward in the asking price of a Bend home appears to be leveling off, the sold price is still rising with the average price per square foot now at $255.  The following data compares August 2017 sales of Bend single family homes on land under an acre with those from 2018:

  • Number of active homes for sale down 6.4% to 619*
  • Number of homes sold slightly up .8% to 255
  • Number of homes pended up 8.7% to 238
  • Months of inventory based on closed sales down 7.7% to 2.4

Bend New Construction 5 Year Trend

For the past few years, we have been reporting that Bend home prices have been rising. From almost no new construction during the great recession to now where it appears that new homes are being built all over town, Bend has recovered from the downturn. New home trends in Bend have gone from $430,000 to $591,000 asking price (up 37.5%) and $315,000 to $522,000 selling price (up 65.7%) over the past 5 years.*  Ask any builder and they will tell you that land prices, rising material costs and labor shortages have driven the price of Bend new homes.

Bend OR Builders Cannot Keep Up With the Demand

Everyone living in Bend should be aware that a lot of new residential homes are being built. Just drive through town and new subdivisions and new in-fill on what used to be open space are popping up throughout the city. Builders are finding it difficult to keep up with the demand and people working in the building trades are stretched thin with far more work than they can handle. This demand is  leading subcontractors to charge more to keep their employees well paid and to make a good profit, suppliers charging more for their building materials, and home prices for new construction rising as a result.

When comparisons are made between new residential construction over $1,000,000 from 2016 to 2017, the following statistics can be noted:

Bend Real Estate Sales Show Growth

2016 was a year of continued real estate growth in Bend. When 2015 data is compared with 2016, the average sales price of a Bend single family home was up 12.5% with the average sold price up 9.3%.  There were 3.4% more homes sold in 2016 than in 2015 with 6.9% fewer properties available for sale. This has aggravated our lack of inventory and continues to push prices up. The average single family Bend home sold for $386,000 in 2015 and in 2016 it sold for $422,000.*

Buying a new home can be one of the most exciting real estate experiences for homeowners.
