Amenities, memberships and access can change and may differ by property or ownership type. Buyers should verify current association requirements, memberships, amenity access and use restrictions for any property under consideration.
About 15 miles south of Bend, Sunriver is one of Central Oregon's largest and most established residential and resort communities.
The Sunriver Owners Association describes Sunriver as a planned residential and resort community containing more than 4,100 privately owned homesites and condominium units. The community also contains commercial areas, association-owned recreation facilities and separately operated Sunriver Resort facilities.
That distinction is important for real estate buyers because Sunriver is not simply one resort under one ownership structure. SROA maintains roads, parks, recreation facilities and an extensive pathway network. Sunriver currently has approximately 34 miles of paved pathways designated for pedestrian and bicycle use, along with parks, aquatic facilities, tennis and pickleball facilities and river access.
Separately operated Sunriver Resort amenities include golf, lodging, spa facilities, a marina, stables and other resort facilities. Access to specific amenities varies according to ownership, membership and guest programs.

Someone considering Sunriver real estate isn't simply choosing a home near a resort. They are considering a large established community with residential neighborhoods, commercial services, recreation and substantial common infrastructure.

Adjacent to the greater Sunriver area, Caldera Springs offers a different resort-residential environment. The community incorporates lakes, streams, trails and a 220-acre wildlife forest preserve. Current amenities include the Forest House recreation and aquatic facility, Lake House, Caldera Links golf course and extensive outdoor recreation.
The physical environment is one of Caldera Springs' defining characteristics. Water, forest and residential development are integrated throughout the community, giving it a distinctly different appearance from Central Oregon's high-desert resorts.
Caldera Springs also includes both real estate and vacation-rental components, although buyers should verify the current use and rental rules applicable to a particular property rather than assuming all homes have the same rights or restrictions.

West of Sisters, Black Butte Ranch offers one of Central Oregon's most recognizable mountain settings. Rather than the open high-desert landscape found east of Bend, Black Butte Ranch is characterized by forest, meadows and dramatic proximity to the Cascades.
Recreation is extensive. The Ranch currently offers two championship golf courses—Big Meadow and Glaze Meadow—along with paved paths, indoor and outdoor swimming facilities, tennis, pickleball, spa services, hiking, fishing and other outdoor activities.
The community's network of paved paths is particularly characteristic of the Black Butte Ranch experience, providing another way to move throughout the Ranch without relying solely on roads.
Its Cascade foothill environment and established mountain-ranch character. Among the communities in this guide, Black Butte Ranch offers one of the clearest contrasts with the high-desert environments of Brasada Ranch, Juniper Preserve and Eagle Crest.

Brasada Ranch presents an entirely different version of Central Oregon resort living. Located at Powell Butte, the landscape is more open and distinctly high desert, with broad views toward the Cascade Mountains.
Brasada Canyons provides the golf component, while the Ranch also offers equestrian activities, hiking and biking trails, pools and hot tubs, fitness and wellness facilities, tennis and pickleball, spa services, dining and other recreation. Golf access is currently reserved for members and resort guests. Horseback riding is a particularly distinguishing feature. Brasada maintains riding trails across substantial acreage, adding a ranch-oriented recreational component not found to the same degree in the other communities in this comparison.

For buyers comparing resort properties throughout Central Oregon, Brasada illustrates why location matters so much. The physical experience at Powell Butte is fundamentally different from living beneath the forest canopy at Sunriver or Black Butte Ranch.

Northeast of Bend, the residential communities at Juniper Preserve—historically well known to Central Oregon real estate buyers as Pronghorn—are set among an expansive juniper landscape with Cascade Mountain views.
Golf remains central to the community's identity. Juniper Preserve features both a Jack Nicklaus Signature Course and a Tom Fazio Championship Course. Resort amenities also include spa and wellness offerings, heated pools, fitness facilities, pickleball, dining and other recreation.
Residential options range from smaller contemporary homes to larger estate properties and homesites. West of Redmond, Eagle Crest is another of Central Oregon's large established resort communities. Golf is a major component, with the Ridge Course, Resort Course and Challenge Course. Eagle Crest also operates three sports centers with fitness facilities, pools and a variety of court sports, along with trails, spa services and dining.
Its location also distinguishes it from the Bend- and Sunriver-area communities. Buyers considering Eagle Crest may be evaluating proximity to Redmond and other parts of northern Central Oregon in addition to the resort amenities themselves.

One of the most important things to understand when comparing Central Oregon resort real estate is that a list of amenities does not tell you everything you need to know about ownership. Two communities may both offer golf, pools and trails but provide very different experiences because of their location, landscape, community scale, architecture and association structure. A buyer considering resort property should look beyond the amenity list and investigate how the particular property fits within the larger community.
Resort communities frequently have homeowners associations or other governing organizations responsible for roads, common areas, recreation facilities, landscaping or other services. Buyers should review current dues, assessments, reserve information and governing documents for the specific property.
Owning a home within a resort community does not necessarily provide unrestricted access to every resort amenity. Sunriver provides an excellent example: some facilities are operated by the owners association while others are privately operated resort facilities, and recreation access varies by membership and program. Golf, pools, fitness facilities and other amenities may likewise require memberships, fees or reservations in other communities. Verify rather than assume.
Rental rules can differ not only between communities but sometimes between neighborhoods or individual properties within the same community. Buyers considering rental income should investigate current zoning, association rules, resort requirements, licensing, management requirements and any other applicable restrictions before purchasing. A property's past use as a vacation rental should not automatically be interpreted as assurance of future rental rights.

There is no single resort community that is objectively the “best.” A buyer interested in an established community with extensive pathways and infrastructure may evaluate Sunriver differently from someone focused on lakes and newer residential development at Caldera Springs. Someone drawn to a Cascade mountain setting may compare Black Butte Ranch, while buyers interested in an open high-desert environment may look closely at Brasada Ranch, Juniper Preserve or Eagle Crest. A buyer who wants resort amenities while remaining directly connected to Bend may consider Tetherow. The useful comparison isn't which community wins.
