Even in our hot Bend Oregon Real Estate housing market, preparing your home for sale is key to getting your home to sell in the least amount of time and for the best possible price. The most popular home improvement ideas include:  Clean & de-clutter, lighten & brighten, electrical & plumbing, landscaping, professional staging, carpets, floors, paint interior, kitchen & bathrooms, and exterior paint.  Below is a sampling of suggestions for each of these categories of home improvements for sellers.

Clean & De-Clutter

Cleaning & de-cluttering a home is by far the top agent suggested method of preparing a home for sale according to the HomeGain survey.  Clean everything inside and outside of the home, remove pet or other odors if you can, clean glass windows and mirrors, shine up the kitchen and bathrooms, and keep the home organized and tidy.  Another big, but often overlooked method of making your home more saleable to potential buyers is to "depersonalize" it.  Home buyers want to be able to see their family in the home.  So put away those pictures and trophies.

Lighten & Brighten

The second most popular way of staging a home for sale involves lightening and brightening.  Raise the shades, open the blinds, and pull back the curtains to let in natural sunlight.  Consider repainting interior walls from a dark to a lighter color.  Repair light fixtures and replace burned out lightbulbs.  For showings, your Premier Broker will likely even turn on all the lights.  Bright rooms feel larger and more inviting.  Dark rooms feel gloomy.

Electrical & Plumbing

 Electrical and plumbing problems are likely to show up on a repair addendum anyway, so best to fix them before the home is even listed for sale and show the home in the best light.  Update or repair leaky faucets, repair leaks under sinks, make sure toilets are flushing properly, clean unsightly mildew stains, fix lights and electrical outlets that do not work, replace burned out lightbulbs, and make sure smoke detectors are working properly.


Updating your landscaping is another term for maximizing curb appeal.  Mow and edge the lawn, eliminate weeds to the extent possible, add bark mulch, rake and remove leaves, trim bushes and trees, fertilize, plant bushes and flowers, and add hanging plants/flowers, or anything else to improve to curb appeal of the home.

Professional Staging 

Another option that is used, particularly on upscale homes and new construction, is the services of a professional stager.  After examining the home, professional stagers will often help with the clean-up and de-cluttering of the home as necessary, and bring in new furniture, accessories, flowers, plants, artwork, and even soft music to enhance the appearance and atmosphere of the home.


Worn, dirty, and smelly carpets will not represent a home well when trying to get a quick sale or top dollar offer.  Consider replacing worn carpets.  Dirty carpets and carpets in homes with pets will likely need to be professionally cleaned.  Attention should also be given to securing loose carpet and fixing squeaks in the floor under the carpet.

Other Flooring

Older or worn wood floors may need to be re-finished.  Cracked floor tiles should be replaced if possible and grout repaired.  And, old vinyl flooring may need to be replaced altogether.  In certain cases, your Premier Broker may also recommend removing excess throw rugs to give a more uniform appearance or show off existing wood floors.

Paint Interior

A fresh coat of paint, if done by the owners, is often one of the cheapest but most effective way of increasing the attractiveness of a home for sale. Other items worth consideration include removing dated wallpaper, whitewashing dark paneling, priming and painting over previous water leaks, and painting the front door. 

Kitchen & Bathrooms

Kitchen appliances and bathroom fixtures are a sure way to date a home.  Unfortunately, due to the higher costs of replacement, the return on investment and complications involved make these home improvements less desirable to home sellers.  Nonetheless, it is not uncommon for home sellers to replace old appliances, repair or replace damaged countertops,  replace cabinet hardware, replace dated tiles, and repair or even replace old cabinetry.

Exterior Paint

The last of the popular home improvement ideas, likely due to the high cost and lowest return on investment, is repainting the exterior of the home.  Nonetheless, curb appeal of a home is greatly enhanced with a new exterior paint job.  Just don't forget the little details like painting shutters and the white picket fence.

Showings, Showings, Showings...
